- Body corporate management (where appointed).
- Monitor lease expiry dates & market rental rates and advise landlord accordingly.
- All advertising as required, including upload to realestate.com.au, homehound.com.au as well as exclusive rental advertising on firstnational.com.au, gerrysmith.com.au & the only Wimmera agency to utilise the national branding and reputation of rent.com.au.
- Quarterly financial statement for BAS purposes (on request).
- Pet lease agreements where owner has agreed to allow a pet on the premises, with special provisions for immediate rectification of any damage by pets.
- Arrange for carpets to be professional cleaned at tenant expense at the end of every tenancy.
- Oversee procedures and changing of locks where a tenant defaults and is evicted.
- Written confirmation to landlord of all stages of tenancies, including provision of new or renewed tenancy documentation & written advice where the tenant has given notice of intention to vacate.
- Advice on improvements that may increase the value of your investment.
- Letters of demand and eviction notices sent to tenants who fail to pay rent on time. Immediate application to court for possession where these notices are not acted upon within the limited time period.
- State of the art computerised trust accounting system for the ongoing management and organisation of all tenancies and accounts.
